BALTIMORE, MARYLAND- Peter Fillat Architects will serve as lead architect and design a new and improved mixed-use development at Chesapeake Square for Station North Development Partners, which includes Tower Hill Development. The team was selected by the Baltimore Development Corporation on Sept. 12 to redevelop the area anchored at the intersection of N. Charles Street and E. Lanvale Streets.
The proposed new development will include renovating and adding al fresco seating to the abandoned Chesapeake Restaurant, as well as building 11 new floors of residential condominium (89,500 SF) space, 11 residential townhomes, office (15,000), retail (12,000 SF) and parking space (190 spaces). This will transform the area into a vibrant mixed-use community that builds on the area's reputation for fostering arts and entertainment. Located on the same block as the Charles Theater, Tapas Teatro and Sofi's Crepes, this new development will attract new residents and visitors, which will collectively contribute to the district's future economic and cultural successes. PFA is in the early phases of designing a beautiful, contemporary, glass and steel structure on the third through thirteenth floors of the building. The first and second floors of the existing structure will house dining, retail and art studio space, the third floor will contain office space, and the fourth through thirteenth floors will accommodate 91 luxury condominium units. Located centrally in an art district between the Maryland Institute College of Art and the Schuler School of Fine Arts, the development is unique because of the creative license that can be afforded in its design. The design that PFA will implement fully utilizes the firm's innovative abilities, as the development will be a thriving mecca of artistic activities. Recent contemporary designs in PFA's portfolio include multi-family residential projects at Ridgely Commons, The Revels, The Breco, as well as several parcels of the renowned Inner Harbor East mixed-use development.
