The Courtyard Hotel by Marriott is a level 3 alteration to an existing hotel building, which is located at the former site of President Franklin Delano Roosevelt’s home. This primarily interior renovation project will maintain the same occupancy classification, and retain the existing stairs and elevators. However, everything else will be gutted to make way for Marriott’s state-of-the-art Courtyard brand.

The ground floor will hold a hotel lobby, restaurant, and bar. The storefront seating will boast operable windows which engage the streetscape of Dupont Circle. Above the storefront, simple and creative exterior improvements will be made to the existing façade facing N Street. Inside the building, new mechanical, electrical, plumbing, fire protection and technology systems will be installed. An additional stair and chair-lift will be added to meet code requirements at the basement and sub-basement levels, where the new fitness room, main kitchen, and staff spaces reside. The hotel’s 143 guestrooms will be newly appointed in all of Marriott’s finest upper-select service finishes and furnishings. The South-facing guestrooms are nestled within the cozy N Street streetscape, and the upper guestrooms offer spectacular views of St Matthews Cathedral, and the surrounding embassies of the Dupont Circle community.
