Spanning over 100 acres, Fort Howard is designed to be built in several phases over a five-year period on the Fort Howard Hospital site in Baltimore County, Maryland. The project concept provides a vibrant living community for an aging Veteran population. With the popularity of age-restricted housing on the rise, the design of Fort Howard focuses attention to providing health and public service amenities, recreation, and placemaking initiatives to foster a natural sense of community for its residents.

The eco-conscious design targets a LEED Silver certification, and orients eight new structures towards the vistas of the Patapsco River, offering 400 for-rent apartments with a variety of 1-, 2-, and 3-bedroom archetypes throughout 6 structures, a large park, a theater and museum, medical offices, assisted living and hospice, Veterans Services, and a VA clinic. Each of the six residential buildings contain ground-level retail for an all-inclusive living experience, and the two additional structures house a large restaurant and community banking facility.
