45 Q sits at the crossroads between Nationals Stadium and Audi Field, directly adjacent to the new West Oval along South Capitol Street SW. The idea of “crossroads” is the keyword for the design with the intent to bridge or weave the existing SW neighborhood with new Buzzard Point neighborhood, creating an iconic addition to the skyline. The Project will contribute to the thoughtful mix of lifestyle and growth in this community by providing daytime and nighttime uses and enhancing the public realm with a new streetscape. The ground floor is comprised of the hotel lobby, residential lobby, and a local food market that will serve the community at large. It is designed as a warehouse style building in red brick to provide a dialogue with the existing neighborhood and pay homage to the existing warehouse building on site. Above the brick base is a more contemporary undulating glass and metal façade that creates a series of overlapping projections. The hotel occurs on the first 5 levels above the ground, with 4 floors of residential units above. At the top of the building is a penthouse split between residential amenity space, a shared flex event space, and a rooftop bar. There will be a series of roof terraces and green roof areas to wrap around the penthouse with panoramic views of the city.
